When a potential owner/builder has thought to move toward the procedure of building a new property, I regularly see a certain amount of confusion where the "cart before the horse" is necessary. What I mean by that is owner/builders try and concentrate on the design or plan idea before they also have secured land or considerably.

I understand the excitement of the plan design process and putting on paper their ideas with regard to dream home, and let me discuss some insight on why one must always have your land ordered first. Here are some considerations before being seated with a plan designer:

1. Does the land/lot have any covenants you do not know? What I mean by it's you should check along with the previous owner, Realtor and County or even City planning Department and listen to if there are every restrictions or covenants on what you can easily build there.

2. What are the setbacks for the land/lot and how can that affect the size and footprint of your proposed home? In simple terms for right-of-ways for software programs, widening the roads, or anything else. So for example, if the lot you are considering is 50 feet wide and you now have a 5 foot side backyard setback, that means you have to take off 5 toes from each side departing you 40 actual toes for the width on the town foundation. This is an issue also for a City lot where you might want a side garage.

3. Are there height restrictions in the area? What is the maximum height of the roof from grade (amount of the land) that you can build? May be a problem for a larger 2 story plan using a steep roof line.

4. Where are the perspectives? Once you have the land and walk approximately it, you will get a pretty solid idea where you would like the kitchen, living areas and bedrooms to face on the lot. For those who have a plan already, you may find that the existing drawing does not account for the right positioning or amount of windows that would take advantage of the view.

5. Sewer together with septic. If this can be an acreage lot, then you have to see if the territory has "perked" and what size of septic field and system you may build and how many bathrooms choosing allowed per how several bedrooms. Your Realtor and local Heath authority should be able to answer that question. A perk test is utilized to see how this soil absorbs or holds water. A failed perk examination means alternative septic systems which are often very expensive. A city lot in most cases have a sewer system to tie into, but confer with the Realtor or local planning department.
